SHORT TERM RENTAL AGREEMENT # 2016-1406  

 

 

This agreement made   on June 14, 2016                                                   between

(hereinafter called the Tenant) and

 

Mr.                  Slava Tretchikov           Passport     N _______ Tel. _______

                                         (hereinafter called the Landlord/on behalf of the Landlord)

Concerning the short term rental of the property located Dubai Marina, Bay Central Tower, unit 512, Dubai, UAE

 

Rental period is December  22, 2016 (check in after 1PM) - January 02, 2017 (cheek out before 12PM) 

 

Terms of the Payments:

 

Total Rental amount AED 10585/ $2900- (USD twentu six hundred only)

 

Booking deposit net AED 1825 ($500) (non refundable) to pay after the acceptance of Tenancy Contract ( we receive your $500 deposit ) my signute________

 

Balance payment: $2750- (USD twentu six hundred only) required to pay in Cash upon arrival.  

Attention: If tenant not show up to pay balance payment or cancel the trip for any reason, the booking deposits (AED 1825 ($500)will not be refund.    

 

Security Deposit:     From AED 1825 ($500) booking deposit – AED 1295 ($350)refundable security deposit will be hold by the Landlord to cover possible damage to the rental property.

Security Deposit will be paid back to you in cash after apartment inspection in the same day of tenant’s departure, if there is no damage to the rental property. Tenants generally are responsible for any damage they cause to the rental property

 

 

 

 

Terms of the Agreement:

1. The Landlord has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Tenants violate any of the terms of this agreement, the rental period shall be terminated immediately. The Tenants waive all rights to process if they fall to vacate the premises upon termination of the rental period. The Tenants shall vacate the premises at the expiration time and date of this agreement.

2. The Tenants shall maintain the premises in a good, clean and ready to rent condition, and use the premises only in a careful and lawful manner. The Tenants shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined be the Landlord as being immediately habitable by the next tenants. Tenants shall pay for maintenance and repairs should the premises be left in a lesser condition. The tenants agree that the landlord shall deduct costs of said services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings.

3. The Tenants shall dispose of all waste material generated during the rental period in a lawful manner and put the trash in the bins along the curb during their stay for pickup. Tenant is cautioned not to leave trash for long periods of time because it attracts animals and pest.

4. The Tenants shall pay for any damage done to the premises over and above normal wear and tear.

5. No animals or pets of any kind will be brought onto the premises.

6. The Tenant shall not sublet the property.

7. The Tenants shall have no more than 3 (three) adult persons sleep on the premises.

8. The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surroundings property owners. Creating a disturbance of the above nature shall be grounds for termination of this agreement and Tenants shall then immediately vacate the premises. Quiet hour stars at 10 PM and noise should be kept to a minimum.

9. There shall be no smoking inside the premises. Smoking is permitted outside the home.

10. Landlord shall provide towels, linens, cups, knives, forks, spoons, dishes and other items as commonly used by the Landlord’s family. Toilet paper, soap, dish detergent, laundry soap, shampoos and the consumables are to be purchased by the Tenant. No reimbursement will be made for unused consumables left at the premises.

11. The Tenants and Tenants’ Guests shall hereby indemnify and hold harmless the Landlord against any all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for the property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and guests if such coverage is desired.

12. The security deposit will secure the performance of Tenant’s obligations. Owner may, but will not be obliged to, apply all portions of said deposit on account of Tenant’s obligations. The security deposit is refundable if there is no damage and the unit is left in a clean condition. The balance of all deposits will be refunded within 1 week from date possession is delivered to Landlord or his or her authorized agent, together with a statement showing any charges made against such deposits. Cleaning services are available for addition charges. In case if apartment will not be in clean and tidy condition by check-out time, the sum of AED 300 to be charged additionally for the cleaning service.

13. Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the property, and that Tenants do not intend to make the property a residence or household.

14. There shall be no refunds of rents and security deposit due to shortened stays or reined expectations because of weather conditions.

15. There shall be not refunds of rents and security deposit because of shortened stays or ruined expectations due to work and family emergencies or other commitments.

16. It is the tenant’s responsibility to learn about safety precautions, warning sings of water conditions, and safety procedures concerning swimming in or being around the pool. Tenant agrees to have a responsible adult supervising minor while they swim in the pool. Tenant is hereby notified that the pool can be dangerous and tenant accepts fully the risks involved. Tenant is further notified to be cautious when exiting the rear of the home as the pool is open and in close proximity to the entry ways and can be a hazard. There are no rails to prevent a fall into the pool.

17. Only legally owned and permitted firearms shall be allowed on the premises according to local laws.

18. Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property.

19. Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc. shall cause termination of this agreement with no refund of rents or deposits

20. Tenant shall see to their own security while in the property by locking doors, windows, garage doors, etc. when it’s prudent to do so.

21. Booking deposit will not be refundable in the event of your cancellation of failure to pay on time of set out.

22. In the event of no payments received by contract obligation, agreement is terminated by landlord in unilateral order. And apartments must be vacant at the same day.

In order to book a property, you will need to first REQUEST BOOKING. You are NOT REQUIRED to pay anything at the time when you REQUEST BOOKING.  I will review your information and will either ACCEPT or DECLINE it. The Advertiser has the right to decline any booking without giving any reason.
Once your booking is ACCEPTED, you will be recievive the rent contract with payment ditale. 
We accept the following mode of payments:

If you are located in Dubai / Tenerife, you can use the following mode of payments:

1. Dubai only - Managers Cheques / Pay Order / Demand Draft / Cashier's Check / Company Cheques (Sorry NO Personal Cheques)-(In UAE Dirhams only)
2. Telegraphic Transfer-(To our UAE Dirhams account only/ Tenerife EUR )-AED 92 transaction fee will apply.
4. Cash- Dubai (In UAE Dirhams or US$ only), Tenerife - EUR only 


If you are located outside Dubai , you can use the following mode of payments:
1. Credit Card (Online through Pay Pal) - Visa, MasterCard (Personal Cards only. ) (3,5% Credit Card Fee will apply)-(In US$ / EUR only) 

2. Telegraphic Transfer-(To our UAE Dirhams account only)-AED 92 transaction fee will apply, Spain EUR

CANCELLATION / NO SHOW POLICY: (Please read carefully)
If you cancel your booking at a time when 45 days or more are left to the start date of your stay, 100% of the BALANCE AMOUNT will be refunded. BOOKING DEPOSIT is NOT REFUNDABLE. (Please note if you have paid by Credit card, the credit card Fee will not be refunded.)

If you cancel your booking at a time when 45 days or less are left to the start date of your stay, there is NO REFUND.

In case of a NO SHOW or IF YOU DECIDE TO USE ONLY PARTIAL DAYS WITHIN YOUR BOOKING, there is NO REFUND OF THE DAYS UNUSED DAYS.  In the case of NO SHOW or if you decide to use only partial days of booking, can not be returned from the days of the unused days. Please note that all properties owned by us, so in case of an unexpected situation (Flood, Аire etc.), Tenant can be transferred from one property to another equivalent property for same price and with your permission only.

On arriving at the hotel we wear meat by Slava who was very friendly gentlemen. who then took us to our appartment As we walked in we noticed it was lovely and clean and had great sea views everything we needed for a good holiday The bed was really comfy and so wear the pillows ,the bathroom had a shower and bath and also a washing machine Which came in very handy The beach was just a five minute walk And there wear plenty of restaurants a shops too So this appartment was perfect for a great holiday Can't wait to come back again

floor. There is also a nice view from
the apartment's balcony. The host
was very responsive to inquiries and
flexible in check-in / check-out. A
minor maintenance issue was dealt
with immediately. The bed is very
comfortable. There is plenty of
closet space to hang your things.
The internet works fine. Kitchen is
adequate. There is a small market is
the same building, and a fancy gro-
cery store 7 minutes walk at the Ma-
rina Walk, where you can take a nice
stroll and pass dozens of restaurants.
I would definitely recommend the
apartment and host.”

de l'immeuble est très agréable et
ouverte jusqu'à 22 heures. La vue
du balcon est splendide et la
proximité de la plage et des trans-
ports publics est un vrai plus pour
un séjour en famille à Dubaï. Tout
s'est très bien passé et l'hôte est
très réactif. Dubaï Marina est l'un
des quartiers les plus agréable de la

“This apartment is in a great location, just a few minutes from Jumeirah beach and a ten minute walk to Dubai
marina. We were met by Sasha and
shown around and had everything
explained to us and given a number
of useful local tips. The size of the
apartment is great, more than enough
space for our family of four with
everything needed for a self catering
stay. Located on the 16th floor it is
not too high but still affords a good
view and traffic noise barely
noticeable. There are five pools to
choose from which is great as you
can always be in the sun if you want
to be. The apartment is also as
shown in the photos , we would stay
here again if we return to Dubai.”

“Honestly I have nothing to say... Apartment is amazing. Area is awesome. Sasha very supportive and helpful. Parking available in case you rent a car (very useful to move around in Dubai). I would recommend Slava flat to anyone looking for a great accommodation hassle free. Only couple of issues. First one was there were no soap neither shampoo. The second was the traffic on Friday night. We spend 1 hour to get to our parking which should have take us less than 10 minutes. Anyway we are very happy with our stay in that flat and we will book again next time we visit dubai. ”

Spent week 7 2014 i Slava's appartment i Dubai Marina. We did not meet Slava in person (app. he lives i Russia) but we meet his assistant Sasha. What a helpful person. She asked if we had a local mobile or had plans on buying a local sim card. We didn't so she gave us a mobile we could have for the week. It turned out that many places offers free wifi so we did not use the phone, but thanks for the offer. The appartment has everything it need for a family of 4 including a nice swimmingpool and a gym. Walkings distance to the beach and metro and a lots of restaurants nearby. We had a wunderful week. Will rent again

Отличные апартаменты, отдыхали вчетвером -2е пары, очень понравилось жить в самом высоком жилом здании в мире :) Отличная инфраструктура дома и интерьер самих апартаментов. Порадовал балкон с прекрасным видом на променад дубай марина. В квартире чисто.Расположение: до моря 15-20 минут, до метро 10-15. По близости есть большое количество кафе и Careffur.

We had a great time in Slava's flat. We actually stayed in Slava's Princess Tower flat as the flat initially booked was being renovated. This was in no way an inconvenience though as it turned out that the location was in fact better for our purposes (being very close to the Dubai International Marina and the Marriott Hotel). In addition, Princess Tower is easily recognisable by taxi drivers, as it is the tallest building in Dubai Marina, which certainly helps with getting around! Sasha met us and was most accomodating, allowing us to check in early on our first day and being flexible with check-out too. We had no complaints with the flat and it was perfect for our purposes. It fit 4 people very comfortably, and though Sasha provided us with an airbed, in case there was not enough room for 2 people on the couch, we did not in fact use it. We also got to use the pool and the gym facilities in the building which were a bonus! I would certainly consider staying in this flat again when passing through Dubai!

Die Wohnung kann ich nur empfehlen. Die liegt ganz zentral und bald wird es auch eine Straßenbahn direkt vor der Tür geben. Die Marina ist 5 Minuten weiter. Dort kann man gut essen und spazieren gehen. Das Schwimmbad ist super, wie auch die Kommunikation mit Slava und Sasha. Ich werde die Wohnung weiterempfehlen.

“Все понравилось:! Расположение удобное,
все рядом: до любого пляжа недалеко,
кафе, рестораны, магазины). Апартаменты:
хороший вид, чисто, ухожено, спокойно,
никто не мешает, два шага - бассейн, упал
и обо всем забыл. В апартаменте все хорошо, красиво и удобно, есть все необходимое (оборудование, посуда,
полотенца и т.д.), включая даже пляжные
зонтики, хотя и не в цвет общей отельной
гамме, за что получили тактичное замечание
от администрации отеля. Одна спаленка
маловата. Отличные лоджии. Принимающая
сторона доброжелательна, готова предос
тавить нужные услуги и исправить то, что
по мелочи требовалось (напр., замена
перегоревших лампочек). Встречали,
провожали вовремя и ответственно.
Особое спасибо Стасу!”

Lovely apartment with great location and sea view with two large balconies . We sat on the balcony every morning and evening, view was beautiful , we enjoyed it all the time. We had a little misunderstanding with car parking but all resolved immediately -many thanks to Katya. We would love to come visit you again!

“We can recommend this apartment as well as the owner, Slava, and Sasha, who welcomed us, alhtough we arrived in the middle of the night. They are swift at answering all questions and the apartment was perfect for us, close to the beach and within reach to all things to see in Dubai via tram and metro. A perfect spot to chose!”

Great location, beach 150 yards with plenty restaurants / bars right there. Sea view from big balcony and mountain view from 2nd balcony. Apartment is good size and fully equipped though some of the furniture is dated. Beds comfortable and lots of sheets/bedding. Pool bar excellent and food there is good and not overpriced. All in all a good choice in a pretty location

    Отличные апартаменты, очень удобное, красивое расположение, отличная инфраструктура( магазины, шопинг зона, рестораны). Очень уютные апартаменты не похожие ни на что! Это фактически дом, а не бездушный гостиничный номер. Много аксессуаров, которые наполняют апартаменты особой атмосферой. Большая зона гостиной со столовой, отдельная кухня. На втором этаже три комфортные спальни. Две роскошные террасы с незабываемым видом на океан. Нас очень радушно встретили, все показали, объяснили, помогали с решением бытовых задач. Все великолепно. Слава, Катя, большое спасибо за чудесный отдых!

The apartment was very big with a lovely balcony overlooking the sea. The location was perfect just a short walk to the beach and into the main resort centre. The owner was helpful and east to deal with. The air conditioning was not really needed even in August if all the balcony doors were open. I would suggest that the apartment would benefit from having sunbeds on the balcony as it is large enough and gets the sun all afternoon and evening.

We were a group of 5 people and stayed there for a week in February 2015. The place was exactly what the description said - 3 nice bedrooms, 2 big and comfortable baths, big and fully equipped kitchen and large living room, which we almost never used because of the 2 fantastic balconies with oceanwiev. Indeed the bungalow was clean and well maintained and the customer service was excellent. Having a garage (20 stairs away) really helped us feel safe about the rent-a-car. The location is perfect - on the promenade that goes next to the ocean. It is 5 minutes away from a very nice beach, 3 minutes from 24/7 Supermarket, 3 minutes from a complex with good restaurants that are not expensive. Also it is very close to a big shopping center. Best bars and discos (near Las Veronicas) are 15 minutes walk along the promenade away. In my opinion a group 8 people can feel pretty comfortable in the bungalow and we already recommended the place to friends and relatives. We would love to come visit you again Slava and Katya! best Angel

Stayed for a week in the Club Atlantis Apartment in Tenerife. Very clean apartment, well furnished and had everything needed for relaxing stay. Apartment was within walking distance of beaches, restaurants, shops and both waterparks. Weather let it down a little but that cannot be helped.

Great apartment, superb location

My family and i have just returned from a weeks holiday, having been met at the airport by Stas and transfered to the apartment where his wife was waiting ( a really nice couple), the apartment is in a great location and has supurb views from the balconys, there is plenty of nice bars and resturants nearby, the pool, bar and sunbed areas are good however a little background music during the day would be great, and yes as other reviews state the apartment could do with a little make over however this would not stop us from going back there, once again thanks to Stas and his wife.... ( biscuits were very nice on the journey home) ...Chris, Angela and family..

“The appartment is perfect for a stay in Dubai. If
you are looking for a perfect equipped and
centrally located flat - this is yours. We enjoyed all
the nice amenities and facilities in and around the
appartment. Sasha which welcomed us even at
midnight was so kind even to think about providing
soaps, toothpaste, etc. In addition to the descript-
ion there is also a Fitness centre in front of the
appartment building which you can use free of
charge. The appartment is quiet and just a 2 minu-
tes walk from Jumeirah beach and uncountable
dining facilities. There exist also three supermar-
kets just around the corner 24/7 if you would like
to use the fully equipped kitchen in the appartment.
If you would like to stay in the surroundings, there
is access to five pools in the appartment area,
which are never crowded. We definitely will come
back to Slavas appartment for our next stay.

    Asuimme majoituksessa viikon kokoonpanolla 2 aikuista ja 2 lasta (8- ja 5-v). Varauksen yhteydessä majoittaja antoi tarkat ja paikkansa pitävät tiedot kohteesta ja lupasi ottaa yhteyttä meihin vielä ennen matkustusajankohtaa. Muutamaa päivää ennen matkaa otin itse yhteyttä majoittaan, kun viestiä ei kuulunut. Sainkin heti vastausviestin ja tarkemmat tiedot asunnon osoitteesta, sisäänkirjautumisesta ja siitä, miten päästä kohteeseen. Kaikki sujui jouhevasti, vaikka saapumisaikamme Dubaihin oli aamuyöstä. Avain löytyi sovitusta paikasta ilman byrokratiaa ja pääsimme siistiin ja viilennettyyn asuntoon ja valmiiksi pedattuihin sänkyihin ongelmitta. Seuraavana päivänä kommunikoimme vielä yhteyshenkilön kanssa whats up -viestein ja hän varmisti viihtyvyytemme ja tarjoutui tulemaan paikan päälle kohdetta esittelemään. Tämä ei kuitenkaan ollut tarpeen, joten majoittajaa tai yhteyshenkilöä emme tavanneet. Meistä huolehdittiin kaiken kaikkiaan hyvin, asunnon sijainti oli erinomainen ja naapurusto mukava. Talon uima-allasalue oli viihtyisä ja uimavedet lämmitettyjä 30 asteeseen. Kuntosali oli siisti ja toimiva. Alakerran kaupassa oli hyvä tuotevalikoima ja ilmainen kotiinkuljetus. Lähimmät ravintolat olivat ainoa pettymys, niitä en voi suositella. Koimme myös omitusena, että näissä ravintoloissa olisi ollut tarjolla aamiaista, mutta ne aukenivat vasta klo 12. Sen sijaan hieman "kauempana" asunnosta, noin 200-300m päässä olevat ravintolat kuten Sushi counter ja toisella puolella satama-allasta olevat ravintolat mm. Pier 7 -kompleksissa ansaitsevat kiitoksen.

We had a great time in Slava´s appartment. Everything was as described, great view, lovely balcony, all shops very close. Communication was very prompt and a special thanks to Slava for being so flexible and helpful. My familiy and me we can only recommend the appartment and Slava as host. Inna, who was our contact in Dubai is a really sweet person, was responding very quickly and she arranged everything as agreed upcon. Absolutely perfect spot

“Spent a wonderful days in Dubai staying in Slava’s apartments. Both Slava and Sasha were extremely helpful and friendly providing all the necessary information during our stay in Dubai. The apartments itself are accurate and are the same as the look like on the pictures. You can find all you need for every-day life there (incl. iron, hairdryer and so on). You can also use the swimming pool located in the same building. The nearest shop is just around the corner on another one in front of the building, the cafes, restaurants are just a few minutes away. You can enjoy beautiful promenade in the evenings which starts just behind the building. Also the beach is not far from the apartments. The tram and bus stops are in front of the building. In case any help needed Sasha is always available and ready to help. To sum up: the perfect apartments to stay in Dubai. Thank you, Sasha and Slava!”

    The flat is in a great location in the Marina area of the city, just a few minutes walk from the beach. There are multiple restaurants and cafes nearby and public transport right outside. The flat was as described, clean and well-furnished, accommodating two adults and two children reasonably comfortably. Sasha was there on our arrival and made us feel very welcome.

    La casa es magnífica, maravillosa y está muy muy bien situado. El club en el que está tiene todos los servicios necesarios y se te hace la estancia muy corta y agradable. Si vuelvo a Tenerife, tengo por seguro que voy a ir a este apartamento, la habitacion es mucho mejor de como se muestra en las fotos, muchas gracias por todo Slava y Katia. Son gente muy amable y dispuesta a ayudarte a qualquier hora si surge cualquier problema. Hasta pronto!!

“I have rented this 2 bedroom apt in the JBR area for 2 weeks and it has exceeded my expectations. Slava, the host, was accurate and meticulous in answering all my inquiries about the neighborhood prior to my family's arrival and even the booking, in terms of proximity to the beach, grocery stores and main attractions as well as transportation. In all these aspects, the apt scores very high. The apt itself was clean and ready to accommodate my family of 4 with large bedrooms, on arrival. It is spacious, has a balcony, dishwasher, washer, and fully equipped kitchen. The towels, blankets and sheets were clean. Sasha, who met me at the apt, was a wonderful lady who took her time to explain how everything works and was always available to answer any question or fix any minor error which was mainly due to my own shortcoming. In short, very professional service for a home away from home. I'll certainly use Slava's services again and highly recommend him. Thank you so much for making a stressful wedding preparation a bit less hectic! Best, Jamila”
